Madison (May 30, 2025) – On May 30, OM Development, LLC, purchased Lots 1 and 3 of OM Station. OM Station is the former Oscar Mayer campus located at 910 Oscar Ave. on Madison’s east side. OM Development will also manage other parts of the campus. The campus totals 49.5 acres and includes eight main structures.
OM Development is led by Wisconsinites Randy Goll and Dan Seibel who have more than 60 years’ combined experience in real estate planning, development and construction. In the next 60 to 90 days, they will share their master plan for OM Station and anticipate following a majority of the recommendations in the Oscar Mayer Special Area Plan.
“The Oscar Mayer Special Area Plan created by the city is a well-researched and thoughtful approach that embraces the advantages of creating a high-density community where people can work, live and play,” said Seibel. “With the continued growth of Dane County and OM Station’s size, existing facilities and central location, we believe the site is attractive to retail, residential, tech and industrial users.”
Having earned his bachelor’s and Doctor of Law degrees from the University of Wisconsin – Madison, Seibel has a love for the city. He has nearly 40 years of experience and is the founding partner of Seibel & Falkner, LLP, a practice that focuses on real estate law for developers, lenders and municipalities.
Goll’s experience includes 22 years as co-owner and vice president of construction for KVG Building Corp. During that time, he was involved in a wide range of real estate and development activities, including pre-construction consultation, design/build and general contracting.
Both men are deeply committed to moving OM Station forward and plan to be on-site several days a week. In the ensuing months, they will develop a detailed usage and gains plan, coordinate with the city and engage stakeholders. In the near future, the company will undertake general maintenance and landscape upgrades at the property.
“We are excited to work with OM Development in the coming weeks and months on their plans for the former Oscar Mayer plant. This site represents an important piece of Madison’s history, and will also be an important piece of Madison’s future,” said Matt Wachter, director of the City of Madison’s department of planning, community and economic development.
OM Development has already set the development wheels in motion by hiring four brokerage firms – CBRE, The Dickman Company, Hunter Real Estate and Mid America Real Estate Corporation.
“Our brokerage partners are eager to begin work on the project and will connect with a wide variety of prospects to explore different options for OM Station,” said Goll. “In conjunction with local and national developers, Dan and I plan to initially focus on leasing the industrial and office space and expect to see that sector of the development come to fruition relatively quickly.”
In addition to the brokers, OM Development has assembled a team that includes Wyser Engineering for surveying, Pinnacle Engineering for civil engineering and LF Green Development, LLC for environmental consultation.
OM Station has a number of tenants, including Madison BCycle, SkipperBud’s Madison, The Bodgery and the University of Wisconsin – Madison, which operates a shuttle bus service to campus.
“OM Station is an exciting opportunity to create a vibrant, mixed-use development that will be a positive for the surrounding neighborhood, City of Madison and everyone involved,” said Goll. “It’s not often that a property of this scope and magnitude comes along so Dan and I are dedicated to investing the time and energy that’s required to make OM Station a success.”
