The Corners of Brookfield: Demonstrates innovation with first-of-its-kind package locker service in the nation

Town of Brookfield, Wis. – Five years ago, The Corners of Brookfield led the market in creating an experiential town center that combined retail, restaurant, residential and entertainment offerings as the region’s first new shopping center in more than a decade. Today, IM Properties – the UK-based developer and owner of The Corners of Brookfield – announced that it is bringing a state-of-the-art package security solution to the center for public use, a concept that is commonplace and popular across Europe and Asia and on the cusp of opportunity in the U.S.

IM Properties has partnered with Parcel Pending but adapted its business model via a proprietary software platform to create and introduce “Premier Parcel,” the first secure delivery locker concept to provide a wide combination of retail, shopper and residential benefits. The new company, Premier Parcel owned by IM Properties, will occupy 4,700 sq. ft. space located next door to Sendik’s at The Corners at 20190 Lower Union Street. The space features 565 secure lockers, varying in sizes and including 16 temperature-controlled, refrigerated lockers as well as a large package room.

“The consumer wants a choice in how they purchase, and eCommerce and brick and mortar both coexist as comfortably with the consumer as they do with many successful retail brands. It seems logical to us that there’s an opportunity in a sophisticated marketplace to add convenience to the consumer by having both models in one location and by adding efficiency and security to the consumer. We’ve carefully selected the location of this facility next door to Sendik’s and with direct access from our fabulous parking garage, which is the perfect blend of tenant mix and convenience,” said Robert Gould, head of IM Properties U.S. division and CEO of Brookfield Corners LLC. “The creation and addition of Premier Parcel further emphasizes our mission of creating a town center for our community. It’s the modern incarnation of the post office, meant not only to keep your packages secure and provide round the clock convenience, but to allow for a more reliable way for connection between small businesses, retailers and customers.”

Premier Parcel at The Corners allows members to ship any items through any courier to the secure lockers. Once it’s time for pick-up, members receive a notification with a personalized barcode and access number that will give them secure and monitored 24-hours-a-day access to the space and locker. The onsite, Mandel-managed apartment tenants are launching with the service in May, and the public can begin to utilize Premier Parcel later this spring.

“We’re incredibly excited that The Corners is bringing this offering to the town center so that we can provide it as a win-win service for our residents,” said Bob Monnat, Senior Partner of Mandel Group. “We know our residents will find value in the ease, accessibility, security and organization that Premier Parcel will offer them, and it also allows our staff to better focus their time and energy on the most important thing – our residents.”

According to Parcel Pending, the technology partner for Premier Parcel, the state-of-the-art locker service has eliminated 24 hours of time wasted each week handling and sorting incoming packages for management offices of apartment complexes that are customers.

In addition to the efficiencies Premier Parcel will afford to the onsite community, the service is a solution to growing package security concerns. According to a 2021 study by Safewise, 210 million packages were stolen in 2021 across the United States, and with numerous large, local corporations no longer allowing employees to ship personal packages to the workplace, package theft at porches continues to be a concern.

Premier Parcel will feature monthly membership options to utilize the lockers and enter the premise. Packages can be picked up 24/7 from the continuously monitored and secure space. Those interested in learning more now can sign up for updates and then be eligible for a discounted early premier membership once the service launches to the public here.

The UK-based IM Properties created and owns the proprietary backend software and, according to Gould, the company sees value in potentially licensing the software to benefit members of different mixed-use and retail projects in the future and has already seen preliminary interest.
