Pabst Farms Announces the Start of Luxury Condominium Sales

Oconomowoc, WI – Pabst Farms officials announced today the start of sales for a 144-unit luxury condominium development. Grading has begun in preparation for the first phase of the new Village Crossing at Pabst Farms with occupancy expected by mid-summer, 2008. The announcement last week of Pabst Farms landing a leading retail developer to build a

1-million-square-foot regional retail center is expected to boost sales for the condominium homes that will be located within easy walking distance of Pabst Farms Town Centre.

According to Jake Griswold, Pabst Farms project manager for Village Crossing,

“We are confident that now is the right time to introduce a maintenance-free, upscale residential component at Pabst Farms that appeals to empty nesters as well as young singles and couples alike. We did an extensive study of the local condominium market which so far is holding up well despite a relatively soft housing market.  In addition, we conducted focus groups to help us determine the kind of designs people are looking for.”

Research results led to the design of side-by-side condominium homes located in clusters which, from the exterior with generous setbacks, have the look and feel of a single-family home neighborhood. Views of a lake and open space add to the neighborhood feeling.

The condominiums at Village Crossing will be one of several residential developments at Pabst Farms, including Eastlake Village, the first residential community of single-family homes. Since the highly successful 2004 MBA Parade of Homes, Eastlake Village set a brisk sales pace, with occupancy levels averaging 46 homes per year over the past three years. This positive sales momentum has produced a need for more residences at Pabst Farms, and based on demand projections, condominiums appear to be timely.

A variety of open concept condominium designs are being offered including both ranch-style and two-story with first floor master bedrooms. Floor plans range in size from 1,380 square feet for a two bedroom two bath home to more than 2,500 square feet for an expanded four bedroom three bath home with loft. Full basements are standard, offering buyers an additional option for expanded living space. Standard luxury features include granite countertop kitchens with beech wood cabinetry, Pella windows, wood and ceramic tile flooring plus stone or brick exterior accents.

Griswold said, “Village Crossing will set a new benchmark in convenient Lake Country luxury. Condominium owners will enjoy the best of master-planned living.”

Located in the heart of Pabst Farms, the new condominiums will be within walking distance of everything that Pabst Farms has to offer – current and future stores, restaurants, Summit Elementary School and the state-of-the-art YMCA with programs for all ages. While the YMCA at Pabst Farms provides an active community center for all area residents, Village Crossing plans to have its own pool and clubhouse which will be built during a later phase.

Interest in condominium living at Pabst Farms has been building with recent developments at Pabst Farms, including construction of the new Aurora Hospital and medical office complex and news concerning Pabst Farms Town Centre.  With the recently announced retail partnership of Pabst Farms and Developers Diversified Realty Corporation (DDR), a leading retail center developer world-wide, it is expected that the dramatic mix of stores, restaurants and entertainment planned will provide the convenience of urban living that condominium buyers seek.                         According to Griswold, “We know from our research that being and feeling connected is very important to prospective condominium buyers. Being able to walk or bike to the grocery store and the bank and meet neighbors for coffee at Starbucks is a unique benefit at Pabst Farms. And once Pabst Farms Town Centre is built, imagine being able to walk to an even greater variety of stores and restaurants.”

A trail system being designed for the Village Crossing condominium development will interconnect with trails throughout Pabst Farms, providing residents with easy access to residential neighborhoods, businesses, the school and the YMCA. In addition, in the near future Pabst Farms will be connected to local area trails.  Plans call for extension of the Lake Country Recreational Trail through 18 acres of passive parkland at Pabst Farms to Roosevelt Park near downtown Oconomowoc.

Pre-construction prices in Village Crossing start at $269,000, and sales in the first phase are on a first come, first serve basis. Reservations are being taken for condominium homes in future phases as well.

According to Cindy Eberle, broker for Pabst Farms Realty LLC, “It’s very exciting to be involved with the sales of the condominiums at Village Crossing. We’re creating a community which will offer a unique lifestyle unlike anything else in this area, and the interest expressed from the public has been amazing.”

General Contractor for the condominium homes is Wired Construction LLC, a division of Wired Properties, a Milwaukee boutique real estate development, consulting and construction firm with expertise in full-service multi-family consulting.
