Real estate deals are routinely created with a developer, a tenant and a contractor, but seldom do those three participants have such a similar philosophy in their businesses. In this case, The Carey Group, as developer, ACS, as sole building occupant, and Iconica, as design-builder, all provide fully integrated turnkey solutions to their clients.

Late last year, ACS, having local facilities in both Madison and Verona, began a hunt for a new manufacturing facility to accommodate significant growth of their operations. ACS serves the international engine- and vehicle-testing market by providing single-source facility and equipment solutions. The Company specializes in the comprehensive design, construction, integration, and commissioning of complex industrial, R&D, and manufacturing facilities.

Enter The Carey Group, which designs and implements customized commercial real estate solutions considering both the immediate and future needs of the companies they serve. Partners and brothers Tim and Kevin Carey provide comprehensive turn-key development, brokerage and investment services, and own and manage an 800,000 square foot portfolio consisting of industrial, office, medical and retail buildings located throughout the Midwest

In order to guide the inspiration, function and quality of the building itself, The Carey Group brought in Iconica, a Madison based design-build firm with architects, engineers, estimators and construction managers all under one roof. Unlike some design builders, Iconica is design led, meaning they start with architecture – both form and function – and work interactively with the engineering and construction teams to make sure it is practical and affordable.

ACS does exactly the same thing, but for its own set of customers. “Our goal is to provide a single source for complete project responsibility that customers the world over turn to and count on when undertaking complex projects,” said ACS President, Jim Corkery. “And we value that same comprehensive accountability in others.”

ACS, The Carey Group and Iconica broke ground on Thursday, May 23 for a 40,000 square foot manufacturing facility at the corner of Nursery Drive and Deming Way in Middleton, Wisconsin. The new facility for ACS will accommodate their manufacturing, testing and shipping operations, while ACS’ corporate office will remain in Madison. ACS also has offices in South Carolina, China and England.
