Stevens Construction Corp: Completes work on West Bend townhome development

MADISON, WIS. (Oct X, 2011) – The River Bluff Townhomes are located in West Bend, WI next to the Eisenbahn State Trail, just a short walk from the Milwaukee River and downtown businesses. The project initially presented several obstacles for the Developer, but after a concerted effort in the design and approvals phase, the project moved ahead. Stevens Construction Corp. and its construction team were able to ultimately deliver a project within budget, on time, and with a level of quality that exceeded expectations.

The Developer envisioned the construction of 36 rental apartments within 9 townhouse-style buildings. There are two primary design themes, one traditional and the other more contemporary in style. Five of the buildings fronting Wisconsin Street have pitched roofs with lap siding and walk up front entries. The remaining four buildings adjacent to the Eisenbahn Trail have flat roofs with flat panel siding materials. Interjecting multiple color schemes resulted in a bold and tasteful finish and maintains a cohesive look throughout the entire development.

Due to a long history of various industrial uses of the site, there was significant soil contamination, requiring special handling and hauling off of material. Special underground venting systems were installed under the building slabs to vent subsurface vapors out of the buildings. All landscaped areas required a new layer of topsoil to cap the remaining contaminated soils. Erosion control needed to be tightly monitored due to proximity to the river. Significant coordination, oversight, and reporting were required for all these activities. This was an immense task that required constant vigilance.

Construction began in late October of 2010. Starting in the fall meant that a majority of the construction was going to be completed in the middle of the blustery Wisconsin winter. Stevens’ crews poured the concrete foundations and slabs through very challenging winter conditions. The buildings were also all framed in the dead of winter. With multiple buildings on a tight site, building exterior finishing, and lots of site work, all in a short window of time, made tracking the project essential.

The project had a phased completion, with Phase l finishing for July 1, 2011 occupancy and Phase ll finishing for September 1, 2011 occupancy. Unit interiors and exterior work all needed to be complete and ready for resident occupancy, which was achieved prior to the required dates. The residents living in the complex now enjoy modern amenities such as spacious floor plans, attached garages, in-home laundry, a playground for children, beautiful landscaping and a convenient location.
