Thrive: Brad Elmer hired as project director

Brad Elmer has joined Thrive, the regional economic development enterprise for the eight-county Madison Wisconsin Region, as Project Director. Brad will head up Thrive’s Capital Initiatives. Brad’s background bridges the private and public sectors and includes experience in Memphis, TN serving as Development Project Manager at the Center City Commission, where he was responsible for evaluating proposals for downtown development projects as well as developing and administering programs for economic development.

Most recently, Brad served as a Development Project Manager at The Alexander Company, a Madison, WI based real estate developer that specializes in the adaptive reuse of historic structures and complex urban redevelopment projects. At The Alexander Company Brad was responsible for the coordination of all phases of urban development projects in communities throughout the Unites States. His responsibilities included evaluating markets, analyzing investment opportunities for equity investors and project sponsors, creating business plans, negotiating loan and investment terms, managing entitlement processes, presenting to public bodies, neighborhood organizations, and special interest groups, and negotiating the purchase and disposition of property. He also gained significant experience utilizing many of the common financial incentives employed in the economic development field.
